Pre-Construction Consulting

Not ready to break ground? Get a builder’s eye on scope, permits, HOA limits, and budget before you commit.

Clarity before contracts

Pre-construction consulting is for owners who want an honest read on a project before drawings are locked and deposits go out. Typhoon Builders walks your site (or reviews plans and photos), names the constraints that trip up Maricopa County jobs—setbacks, height, HOA elevations, utility capacity, access—and maps a realistic path from idea to permitted build.

You leave with a clearer scope, planning-level budget ranges, and next-step options: stay in consulting, move into Design & Studio selections, or request a full build proposal. We are a licensed Arizona KB-1 general contractor (ROC 366009), sibling brand to Typhoon Restoration, so advice stays grounded in how Valley permits, inspections, and rebuilds actually run.

Request a Build Consult

Builder reviewing plans with a homeowner at a Maricopa County home

What’s included

Practical builder input you can plan around—not a sales pitch dressed up as advice.

Site walk & constraints

Lot access, grades, existing structures, neighbors, and utility cues that affect RV garages, casitas, additions, and rebuilds. We flag what usually needs an engineer or surveyor early.

Permit & HOA reality check

City vs. HOA expectations in Maricopa County: elevations, height, setbacks, and paperwork timing so you’re not surprised after design dollars are spent.

Budget ranges

Planning-level cost bands by scope type—rebuild, garage, patio/casita, addition, remodel, or TI—so you can decide phase one vs. later work with eyes open.

Arizona material advice

Heat-ready assemblies, finish durability, and local sourcing habits that keep quality up and lead times honest for Valley projects.

Resto-rebuild readiness

After fire, water, or storm mitigation: what documentation helps, what still blocks a rebuild start, and how framing-to-finish typically sequences with insurance-aware scopes.

Path to build or design

Clear next steps into a construction proposal and, when you want finishes coordinated, into Design & Studio selections that match the schedule.

How a consulting session runs

Straightforward and documented enough to reuse if you move forward.

Intake

Share goals, sketches or plans if you have them, photos, and any insurance or HOA notes. We schedule on-site or remote review.

Review

Walk the property or dig through the documents. We list constraints, options, and open questions (engineering, survey, utilities).

Ranges & options

You get planning budget bands and a recommended path—hold, redesign, consult further, or request a full build scope.

Consulting FAQs

Is consulting the same as a free quote?

A quick phone quote can still happen anytime. Consulting is a deeper pre-construction session—site walk or plans review, constraint list, and planning ranges—so you understand scope before you sign a build contract.

Do I need to hire Typhoon Builders afterward?

No. Many owners use consulting to decide whether a project is realistic for their lot, HOA, and budget. If you later hire us to build, the consulting notes carry into the construction scope.

Can you consult after fire or water mitigation?

Yes. We review rebuild readiness—what is dry and documented, what still needs engineering or permits, and how a resto-rebuild typically sequences. Typhoon Restoration often handles mitigation; we focus on putting the structure back together.

Where do you consult?

Across Maricopa County—on-site when a walk helps, or by plans and photos when that is enough. Call 623-777-9941 or email ADMIN@TYPHOONAZ.COM.
